Our team has over 50 years of combined experience. We posses leaders in the architectural industry, exterior and interior design, construction, and project management. It is thanks to this talented group of individual that we are able to design and build exceptional creations in North America and Latin America.

Our Process
As a full service open studio firm, we approach each project by intentionally listening and selecting the best team to delivery successful results.
Our work typically begins as a simple yet meaningfull reunion with the client – an time to learn about you as an individual(s) or business. Here we learn if we are the right match for each other.
Goals and objectives will follow, here we will gatther to learn about your goals and vision for the project. We will only move forward if there is a clear vision everyone is excited about.
Designing your vision is a non-stop collaborative process. Our main purpose is to maximize the your space potential while creating a unique environment and user experience.
We will work closely with you and all paties throught the process, from Pre Design face all the way through the completion of the Construction Administration phase.
MODEZ Architect Seven Phases
1. Pre-Design
In the pre-design phase, your architect interfaces with you to learn more about you. We at MODEZ Architect consider this the most important phase to determined if we are a good match for each other. In this phase there are sub-phases that are consider crucial. In this initial phase we also learn about the plot of land, any existing structures, your wishes for the future building, site visit and analysis, researches local zoning and land-use restrictions, provide a cost to execute the commission. If we both agree on terms and the scope of the project, a contract for architectural services will be provided.
2. Schematic Design
Our architectural design team begins to translate your wishes into a design concept. This may involve sketches, drawings, 3D renderings, preliminary site plans, floor plans, and building elevations. Additional building systems, such as HVAC and plumbing, will also happen at this phase.
3. Design Development
Your architect will design intent manifests as a detailed plan. If your project requires a structural engineer, we typically integrate them into the team at this point. Your architect also presents ypu with both exterior and interior finishes. We provide you with and optin go get your desighn in 3D format and a Virtual Reality walkthrough of your project. Because finishes can greatly affect the total cost of a construction project, as well as the project schedule, this phase must be handled with the utmost degree of attention and detail. At this point a more realistic cost estimate will come into view.
4. Construction Documents
It is during this phase that your design becomes a reality. Your architect produces two sets of detailed drawings that specify every detail of your final design. One set is called the construction set, and it remains on-site throughout the construction process. The second set or permit set, is send by the architect to the local permitting authority, whether that’s a city or a county. In a design-build project, our construction contractor (MODEZ Construction) becomes involved at this point.
5. Building Permits
Your architect will submit the permit set of drawings as part of a larger permit application. The city or county reviews the submittals for structural integrity and adherence to zoning laws and building codes. Although permitting can be one of the slowest parts of the construction process, it does protects architects, builders, and most importantly YOU from potentially dangerous construction errors. Construction projects in permissive municipalities can get approvals in days. However, If your project is a more ambitious one, the permits can take months.
6. Bidding and Negotiation (Optional)
If your building is a design-build project that is designed and built by us and our construction division, there is no need to field bids from construction contractors. If no contractor comes pre-attached, you and our team will interview contractors and solicit competitive bids. We will meet with the potential contractors to go through the construction drawing sets and discuss materials and schedules.
7. Construction Administration
In this final phase, your architect shifts from creator to Project Management. If you decide to go with our afiliate Construction Project Managment parner, your transition will be siemless. Your architect will be in open communication with you and the Project Manager and conduct regular vistis to the site to ensure that the project is being executed according to their plans. Our construction division and thier crew, if you chouse so, will assumes control of the project. If you have a contractor we will continue to work with them. Project budgets can balloon on account of cost overruns, buy working with our afiliates and partners and with careful planning, no changes will be needed.
